Phase I Geo-Environmental Assessment (Desktop Study)
A Phase I Report includes two main parts; a site walkover & an assessment of the sites history, with respect to potential sources of contamination.

If no potential sources of contamination are identified - Great! - no further work is required.
​
If a potential source of contamination is identified, a Phase II investigation will be recommended.
Phase II Intrusive Investigations
A Phase II investigation is intended to identify if any potential contaminants of concern are present, and if so, determine the level of risk posed.
​
It will involve some form of intrusive investigation, analysis of sampled matrices, and interpretation of results.
​
If a significant risk to human health is identified, a remediation strategy will be recommended & a Phase III Report may be required.
Phase III Remediation Method Statement
A Phase III Remediation Method Statement details the steps required to sufficiently manage the risks posed to human health, as identified by a Phase II investigation.

This report may detail the steps required to achieve a specified result.
To ensure that the Remediation Method Statement has been followed, A validation report is typically required by the local authority.
Phase IV
Validation
This report is often required by local authorities to prove that the agreed remedial measures have been followed, and that identified risks posed to human health have been suitably managed.

This is often carried out once your development is near completion, however if measures such as gas membranes are required then a suitably qualified consultant should inspect these elements when installed during the construction process.

Where ground gas is suspected or known to be a potential risk to human health, ongoing monitoring of ground gas is usually required to quantify the risk, and inform suitable protection measures.

Where groundwater has been impacted, or has the potential to be impacted from contamination, sampling and monitoring may be required.
Waste is often an overlooked, yet potentially complex and costly element of any development project.
